Referencing

Our experience in this field means that we are well aware of the importance of guaranteeing our landlords peace of mind in the knowledge that we have made every effort to secure the right tenant for their property.

Wilkinson Byrne employs credit check agencies to carry out thorough referencing and credit checks on all of the tenants we deal with. These checks include current (and in some cases) previous and future employment references, a most recent landlords reference, character reference (where possible) and a full credit check. The credit check will highlight any previous financial anomalies that a prospective tenant may have such as rent arrears or CCJ’s thus allowing our landlords to make an informed decision before considering an applicant for a tenancy. The reference agency also requires us to obtain a copy of the prospective tenant/s passport and also proof of address.

Vetting of Tenants Status

All Tenants introduced by Wilkinson Byrne are subjected to professional Credit Checks, allowing a landlord the security and peace of mind that the financial history and status of a Tenant has been verified prior to their occupation of a property. 


Contracts

On the receipt of satisfactory references, Wilkinson Byrne will prepare the Assured Shorthold Tenancy Agreements and any additional Legal Documentation including Notices.
